How can you find a good property deal in Staines?
The debate about what
constitutes a Staines property bargain has always been a subject of burning
interest to most landlords.
We spend every minute of our working (possibly even our
waking) lives thinking about, talking about, debating property
and rental values in our area. Knowing what has happened to the property
market in Staines and Ashford compared to say, Stanwell, allows us to spot and
identify trends for buy to let landlords. Therefore we are able to voice an
opinion on what does (and doesn’t) make a good property
investment.
For example here ‘s a bargain we spotted at the time, and
now that it has completed, we wanted to share with you. A 1 bed flat in Romana Court on Sidney Road
sold in September 2011 for £124,950. Two
years later, it came back on the market and completed in January of this year
for £169,250, that’s an overall increase of 35%. I’ll bet that vendor is quite satisfied with
his return on investment!
In addition had he been renting he would most likely have achieved
a rental of around £750, giving him a very impressive yield of 7.2%. And if the new owner goes on to rent, with a
likely rental value of £795 - £825 he will still achieve a very healthy 5.8%.

Property values rise by nearly £400 per week in Staines
Last week a landlord who lives in a lovely riverside property in Wraysbury came into our office to discuss the rising property values in Staines
He owns a portfolio of rental properties with several two
bedroom flats just off the Kingston Road, a stone’s throw from the station, so
always easy to let. He is considering
selling a couple of these off now that there are indications that the market is
starting to move, so he came in to discuss the increase in property values in
the area
.
Over the last 12 months property values in Staines itself have
increased by an impressive £394 a week. However
this price rise is by no means uniform and there are some significant
variances. If you look at Stanwell for
example, that area has seen a significantly lower average increase at around
£225 per week; on the other hand Ashford has risen by £360 per week, doing
almost as well as Staines. This snapshot
looks at the last twelve months, however during March and April 2014 the market
really gathered pace and moved even more quickly. In line with London, this acceleration seems
to have stabilised and is now being consolidated - good news for homeowners and
landlords alike.
Looking at this landlord’s buy to let portfolio, the rental
values have shown a small upward trend of around 1.5% over the last 12
months. Over the last five years we have
seen rents in our area rise around 5.5%, so he has seen a steady rental return
whilst also accruing significant capital growth.
Now could be a great time to invest in the property market
